"Bruce helped us sell our very first home of 19 years and purchase our new home all during the height of market volatility from May-July 2021 (total time for two transactions - from sales contract to closing of a new home). This was a time of high anxiety! This was our first time selling a home and only our second time buying a home and we needed to stay in our first home until the closing of our new one. We had some specifics about what we needed out of our buyer to be able to accommodate this big event for my family and make this transaction as smooth as possible. For the sale of our home: First, Heroic Real Estate is competitively priced; however, Bruce doesn’t sacrifice service! In fact, he was everything we hoped for in a real estate agent! Bruce arranged all of our 60+ showings while we were away on vacation. Once we returned, Bruce compiled a list of our offers and objectively went over each one in detail. I never knew until that point how much is involved and how important it is in picking out the right buyer! Since we had specific needs, Bruce negotiated with the 3 top offers and we settled with the one that would accommodate our needs and terms. We also needed a lease-back which Bruce also negotiated for us. We only started looking for a new home once we had our contract signed. For the purchase of our new home: Bruce helped us navigate this highly volatile buyers' market. I’ve heard so many horror stories, including those of my friends who were also in the market at the same time where they’ve had contracts ignored or outbid and were already 8-10 failed contracts into their journey. Although very discouraging, we already had our buyer and needed to find our home. We looked at several homes, many were already under contract within hours of looking at them. Our first bid was lost but Bruce worked tirelessly to try and win it for us. He was even negotiating on our behalf while actively participating in a fishing tournament on one Saturday. Nevertheless, we lost the bid due to the seller’s unreasonable terms which another buyer willingly agreed to. Our second and third property bids were submitted the same day, but our third bid was our favorite Bruce knew it and he knew what he had to do! Only about 11 days from the signing of the contract to sell our home, Bruce came through and negotiated our winning bid on a Sunday evening after the open house! By the way: at the time we heard back on the second property bid we already had an executed contract on our third property bid. In the end, we couldn’t have asked for a better experience. Bruce helped every step of the way, offered reassurance, and provided detailed guidance in every way possible. He helped make, what we saw as a challenging situation, possible with no major hiccups from start to finish. I can’t forget to mention his team of processors who were equally helpful too! I honestly didn’t think we could’ve been this successful buying a home in this kind of market if it wasn’t for Bruce. I think what makes the difference is having someone on your side that knows how to talk with people and negotiate. I think this is where Bruce excels. I observed how he talks with the other agents at showings, he has a winning personality with the right amount of finesse that people want to negotiate with. Although we will be in our new home for quite some time, there is no doubt in my mind that I would use Heroic Real Estate and Bruce for my next transaction and would recommend him without any hesitation!"
